Dr. Carol Cross is a plant ecologist by training, having received an earned doctorate in plant ecology from the University of Oregon. The problem of sustainability has to be on the hearts and minds of every thinking person on our planet. As we look around our world. the deforestation, the desertification and the destruction of the ambience of our world, we know that must find a sustainable way of economic development. Sustainable Tourism is an idea whose time has come, a necessary reversal of our wastefulness, destructiveness and lack of stewardship.
There is no longer a place on our planet for the wasteful, ruthless destruction our species has engaged in as exploiters in the past. We at ISAI are dedicated to developing our LEEAF projects and programs in a sustainable manner.
But we are not LEEAF isfied to just "Do No Harm", we intend to repair. We will not just plant enough trees to offset our own carbon debts, we will plant 10 times even 100 times the trees needed. We intend to be proactive in actively regenerating our planet through our activities.

Real estate is basic. Real estate gives wealth, prestige and power. Real estate is the reason most wars are fought. Having your own piece of property, no matter how humble, gives a sense of freedom. As we say, "A person without property is like a refugee in his own country". At any time he or she can be forced to move, land and property rent can be increased to unbearable levels, and there is no security. As a result of lack of land access, campesinos slip into the forest, squat on land, and cut trees illegally.
Everyone should own a home of their own. It doesn't matter if is a small bamboo hut with mud floors and hammocks for sleeping. Buy a piece of land if at all possible. Live with family members and save the money. Undergo any indignity but get a piece of land. Control your spending. Save your money.
In the USA, use the power of leverage to buy a home, tourism property, commercial or other piece of property. Save your money for the down payment. There are even programs for you to buy a home through sweat equity, through no money down, fix up programs. But own your own home. Raise your children on a piece of land you own and control.
Internationals and immigrants especially need to think about the utility of owning a home in the USA. When conditions in your country becomes unbearable because of political turmoil, guerrilla movements, currency devaluation, a piece of land in the States could be your family's salvation. Although a tourism project can be developed on rented, or leased land, try to get ownership of a property as soon as possible. Many landlords will not allow you to do this. Or if they do, they will then tell you must move, leaving behind the trees you have planted and other improvements.
